Today marks the start of Real estate registration for 51,293 properties in eight districts of Riyadh, starting on June 23, 2024, corresponding to 17 Dhu al-Hijjah 1445 AH, through the end of September 26, 2024, corresponding to Rabi" al-Awwal 23, 1446 AH.
Neighborhoods Benefiting from the Real Estate Registry
The General Real Estate Authority clarified that the neighborhoods benefiting from the Real Estate Registry at this stage include the following: (East Al-Naseem, West Al-Naseem, Al-Manar, Al-Salam, Al-Rayyan, Al-Rawabi, Al-Rabwah, and Jarir), noting that initial registration of properties in these neighborhoods is available through the electronic Real Estate Registry platform or at service centers, The Authority confirmed that the neighborhoods were selected based on specific criteria, and that the remaining areas and neighborhoods set to benefit from the Real Estate Registry across various regions of the Kingdom will be announced in due course. The Real Estate Authority noted that the number of neighborhoods announced for the Real Estate Registry in the city of Riyadh has reached 77 so far, comprising 9,671,191 real estate parcels.
The Authority called on owners of properties located in neighborhoods covered by the Land Registry to verify their property title deeds and ensure they meet the necessary requirements (an up-to-date electronic deed issued by the Ministry of Justice with complete data and meeting ownership requirements) and to register their properties on the Land Registry platform. Beneficiaries may contact the Customer Service Center at 199002 to inquire about registration procedures and steps. It should be noted that the Real Estate Registry is a system for documenting real estate that relies on the real estate unit as the basis for registering ownership, transactions, and other real estate rights associated with the property, by issuing a document that includes the property number, the owner’s name, and a description of the property—including its type, geographic location (as coordinates linked to geospatial data), area, boundaries, dimensions, and adjacent properties, as well as the rights attached to it, the obligations incumbent upon it, any changes or transactions affecting it, and the rights of third parties arising therefrom.
