The General Real Estate Authority (GRA) has announced the launch of new draft controls to correct rental violations that violate the provisions of regulations governing the relationship between the lessor and the lessee, through the "Reconnaissance" platform. This step comes within the framework of the Authority's efforts to regulate the Saudi real estate market, ensure that the parties comply with the laws, and promote justice and stability of the rental relationship.
The regulations stipulate that violations must be corrected within a period not exceeding ten working days from the date of notification of the violation decision, and specify approved mechanisms for each case in order to address the defect and ensure the accurate application of regulations.
4 major rental violations that require immediate correction
1. The lessor raised the total rent value of the property in Riyadh city without legal justification: The lessor is obliged to adjust the rent value to comply with the statutory provisions within the specified period.

2. Raising the gross rent of the vacant property beyond the value of the last lease: The lessor must correct the value according to the approved regulations.

4. Failure of the lessor to renew the lease and forcing the tenant to vacate the property in irregular cases: The lessor is obliged to renew the contract if the tenant wishes to continue in accordance with the laws.
Procedures of the Real Estate Authority if the violation is not corrected
The Authority emphasized that if the deadline for correction expires without a response from the violator, it has the authority to adjust the total rent or renew the contract in accordance with the regulations, in order to preserve the rights of all parties.
In special cases, if the violator does not correct the violation, the Authority has the authority to adjust the total rent or renew the contract in accordance with the regulations.
