The report of the General Authority for Real Estate revealed that 9701 real estate transactions were carried out in the Eastern Province during the fourth quarter of 2025, with a total value of 7.28 billion riyals, an indicator that reflects the continued momentum in the real estate market, especially in the residential land sector, which acquired the largest share of transactions.

Dammam leads the real estate activity
The report showed that the city of Dammam came first in the region in terms of the number of real estate deals, after recording 2675 deals whose traded areas exceeded 1.27 million square meters, with a value of nearly 2.8 billion riyals.The average price per square meter in Dammam was about 2204 riyals, which reflects a relative balance between residential and commercial demand, in addition to the continued abundant supply of residential land, which was the main driver of real estate activity in the city.
Observers believe that Dammam benefits from the expansion of urban projects and infrastructure, in addition to its location as a major economic and administrative center in the Eastern Province, which enhances its attractiveness to developers and investors.

Khobar records the highest price per meter
Khobar governorate came second in terms of the number of real estate deals, with a total of 1884 deals, but it excelled in terms of the qualitative value of the deals, after their total value exceeded two billion riyals.

Khobar recorded the highest average price per square meter in the Eastern Province at SAR 2728, driven by high demand for villas and land located in prime locations, along with the quality of infrastructure, services and modern projects that enhance the attractiveness of the province for housing and investment.

Ahsa and Jubail continue to grow
In Al-Ahsa, data showed that 1288 real estate transactions worth SAR 720 million were recorded for areas exceeding 573 thousand square meters, with an average price per meter of SAR 1257, indicating the breadth of the market and its ability to absorb more residential and commercial growth.

Jubail, recorded 1227 deals worth 617 million riyals for areas of 654 thousand square meters, with an average price of 942 riyals per meter, driven by residential demand linked to industrial activity and jobs provided by the city.

In Hafar Al-Batin, real estate deals amounted to 1129 transactions with a total value of 246 million riyals, including areas exceeding 658 thousand square meters, while the average price per meter recorded about 374 riyals, to remain among the lowest among the cities of the Eastern Province.The report emphasized that residential lands continued to dominate the majority of real estate transactions in various cities of the Eastern Province, while villas emerged as a secondary option in Dammam and Khobar, while the presence of apartments and duplexes remained limited compared to the rest of the real estate types.
