The Riyadh region accounted for a significant share of real estate transactions in Saudi Arabia during the first nine months of 2026, recording sales totaling approximately SAR 97.20 billion through 54,959 transactions, with an average value of nearly SAR 1.77 million per transaction, according to monthly reports issued by the General Authority for Real Estate . The region's share of real estate transactions reached approximately 39.351 TP3T out of the total value of real estate sales in the Kingdom, which approached SAR 247 billion during the same period, highlighting the capital's relative importance in Saudi real estate trading activity.
Real estate sales rebound
The data showed that the value of real estate sales in the Riyadh region rose during the third quarter of 2026 to 34.05 billion riyals, compared to about 30.89 billion riyals in the second quarter, an increase of 10.23%, indicating an improvement in the value of transactions during the last three months of the period under observation.
The number of sales transactions also recorded remarkable growth, rising to 20,740 transactions in the third quarter, compared to 18,052 transactions in the second quarter, an increase of 2,688 transactions, and a growth rate of 14.89%.
The third quarter alone accounted for approximately 35% of the total value of real estate sales recorded in Riyadh during the first nine months of the year, and represented approximately 37.7% of the total number of transactions executed during the period, achieving the highest quarterly level in terms of sales value and number of transactions.
A comparison between the three quarters reveals a divergent trajectory for the value of trades, as sales declined from the first quarter to the second before rising again in the third quarter, while the number of deals continued to grow from one quarter to the next.
54.9 thousand transactions in 9 months
The Riyadh region began 2026 with 16,167 sales transactions in the first quarter, totaling approximately SAR 32.26 billion. In the second quarter, the number of transactions rose to 18,052, while their value declined to approximately SAR 30.89 billion.
During the third quarter, activity accelerated, with the number of transactions reaching 20,740, totaling approximately SAR 34.05 billion. This brings the total number of transactions across the three quarters to 54,959, with a total value of SAR 97.20 billion.
When comparing the third quarter to the first quarter, it is clear that the number of transactions increased by 28,29%, compared to a growth in sales value of only 5,55%, which means that the pace of increase in the number of transactions was faster than the growth in the total value of trades.
This disparity was reflected in the average value of the transaction; after reaching about two million riyals in the first quarter, it declined to about 1.71 million riyals in the second quarter, and then decreased to about 1.64 million riyals in the third quarter.
A decline in the average transaction value does not necessarily mean a decrease in the prices of similar properties, as this average is affected by the diversity of properties traded, their different locations, sizes and types, in addition to the different values of transactions carried out during each period.
September sales reached 9 billion riyals
On a monthly performance level, Riyadh recorded the highest sales value during the first nine months in July, while the other months witnessed a variation in the value of transactions and the number of deals, according to reports from the General Authority for Real Estate.
In January, sales reached approximately SAR 11.69 billion through 6,006 transactions. In February, sales recorded around SAR 11.19 billion across 5,388 transactions, then declined in March to approximately SAR 9.38 billion, with 4,773 transactions executed.
In April, sales value rose to approximately SAR 11.85 billion, the highest monthly level during the first half of the year, coinciding with 7,238 transactions. In May, sales reached approximately SAR 11 billion across 5,377 transactions, before declining in June to around SAR 8.04 billion through 5,437 transactions.
With the start of the third quarter, July recorded the highest monthly sales value during the period, reaching approximately 15.68 billion riyals, through the execution of 7,670 deals, which is also the highest number of monthly deals in the first nine months.
In August, the value of sales declined to about 9.32 billion riyals, with 6,623 transactions recorded, and then in September it reached about 9.06 billion riyals, through 6,447 transactions, so that the region concluded the first nine months with a total of 54,959 transactions worth 97.20 billion riyals.
The monthly figures show a clear difference in market performance from month to month; sales rose sharply in July, before declining in August and September, while the number of deals during the last two months remained higher than the levels of March, May and June.
40% of sales value in Riyadh
The results for the first nine months of 2026 reflect the continued relative importance of the Riyadh region in the Saudi real estate market, with sales reaching approximately SAR 97.20 billion out of a total of nearly SAR 247 billion across the Kingdom, representing about 39.351 TP3T of the total transaction value. The third-quarter results also confirm an increase in activity compared to the second quarter, with sales value rising to SAR 34.05 billion and the number of transactions increasing to 20,740, the highest quarterly performance recorded by the region during the period from January to September.
